The residential inspection is our bread and butter: the thorough, top-to-bottom evaluation home buyers count on before they sign. Rodeo inspections are performed to the professional standards of practice for inspectors in Texas and cover the property from foundation to roofline. If a house is involved, this is the inspection everything else on this page builds from.

Inspection day is your day. Buyers are welcome to follow along, ask questions, and see the evidence with their own eyes. Chris works for you, not for the deal, and he will tell you exactly what he finds, including the things a seller might rather you didn’t know.
The report you receive covers each system, includes photos of what matters, and sorts findings by priority so your agent and the seller’s side can act on the right things first. Current owners order the same inspection when they simply want an honest, up-to-date snapshot of the home they already live in.

More Ways
Four more inspections round out the corral, each answering a specific moment in the life of a property: taking on commercial space, listing a home, closing on new construction, or staying ahead of maintenance.
Commercial Inspections
A commercial building lives harder than a house: more tenants, more wear, and more code to keep up with. A Rodeo commercial inspection evaluates the structure, roof, electrical, plumbing, and HVAC along with the overall condition of the property, so buyers, owners, and prospective tenants know what they are taking on before the deal moves forward. It is the same careful, plain-English treatment Chris gives every home, sized up for commercial space.
Pre-Sale Inspections
A pre-sale inspection is a full inspection ordered before the house ever hits the market, so you see your home the way a buyer's inspector will. Find the issues first, fix the ones worth fixing on your own schedule, and price the house honestly. Fewer repair demands during the option period, and a smoother ride to closing.
Builder Warranty Inspection
Most new construction in Texas carries a one-year builder warranty, and the time to use it is around month 11. A builder warranty inspection catches what the first year of living revealed: settling foundations, drywall cracks, HVAC that never quite performed, and the small stuff builders will still agree to fix. You get one clear report and one chance to hand the builder a punch list while they still have an obligation to make it right.
Annual Inspection Check
Think of it as an annual physical for your house. Each year we walk the property to catch small problems before they become expensive ones: roof wear, grading and drainage, plumbing leaks, and an HVAC system working harder than it should. Owners and landlords use the check-up to keep maintenance on a schedule and their budget predictable, year after year.

Part of doing business straight is being clear about the work we deliberately do not do. Rodeo Home Inspections does not perform these three inspections, and we want you to know that up front so there are no surprises when you book:
Wood-Destroying Insect Reports
The Texas termite report, or WDI, that some lenders and closing agents ask for.
Private Water Well Inspections
Testing and evaluation of private well systems on rural properties.
Private Sewage & Septic Evaluations
Evaluation of private sewage and septic systems, including drain fields.
Each of these is a specialty of its own, and we made a deliberate choice to focus on the inspections we can stand behind completely. It keeps every Rodeo report exactly what it says it is, and it means when we do inspect, you know precisely what is and isn’t covered.
