Stone Oak is the big master-planned community on San Antonio's far north side: limestone and stucco houses, tile and composition roofs, HOA streets, and miles of newer retail along 281 and 1604. As the home inspector Stone Oak homebuyers call on for those houses, I read newer master-planned builds more than almost anything else. This spotlight is the honest picture of what that inspection looks like: what I check first, what actually shows up, and how to use the report while your option period is still open.
Newer homes, older-than-they-look systems
Most of Stone Oak was built over the last 20 to 30 years, and those two to three decades turn up in the original systems: roofs with real hail miles, HVAC units moving into their mid to late teens, water heaters closing in on the end of their useful life. The houses still look sharp in the listing photos, because they are young in house years, but young does not mean new. A certified home inspector Stone Oak buyers hire reads those ages the way a builder would, and tells you which systems have good miles left and which are on borrowed time.
Home Inspector Stone Oak Buyers Can Count On
Every Rodeo inspection starts outside and works its way in: roof and attic, foundation and grading, electrical, plumbing, HVAC, and the interior, top to bottom, against the standards of practice for professional inspectors in Texas. On the far north side, four things earn extra attention.
- Roofs that have lived through two decades of Texas hail and sun, tile and composition, with the attic read underneath for stains and daylight
- Slabs on North Side clay: grading, drainage, and the cracks that follow when the ground swells and shrinks
- Water intrusion at windows, stucco, and stone veneer, where newer construction can hide its shortcuts
- Original HVAC units and water heaters closing in on the end of their useful life
The spotlight, up close
Here is the part worth zooming in on. I am the inspector: Chris Schmeis, a Certified Professional Real Estate Inspector in Texas with two decades in construction, licensed by the Texas Real Estate Commission. I perform every inspection myself, and I started Rodeo Home Inspections LLC so home buyers get the straight story on the biggest purchase most of them will ever make. That means one person, one standard, and one plain-English report with photos and clear priorities, whether the address is in Stone Oak, Sonterra, or the next neighborhood over.
The report is a negotiating tool, not a grade
Your inspection happens inside the option period, and the report is what you hand your agent to ask for repairs or credits. Most Stone Oak reports read well: newer houses rarely need foundation work. But they usually come back with a short list, often roof age, HVAC age, a window seal, a plumbing valve, and the small things builders skim. None of that is a reason to panic, and all of it is a reason to have the inspection finished while the option window still gives you leverage.
The same straight report, across the metro
I cover the whole service area, not just the far north side: Boerne and the Hill Country to the northwest, New Braunfels on the rivers to the northeast, Schertz and Cibolo along the I-35 corridor, Bulverde and Canyon Lake up 281, and the established older streets of Alamo Heights closer in. The housing stock changes with the miles, and the standard does not. The inspection you get in Stone Oak is the same one you get in Boerne, New Braunfels, or anywhere else in between.
The takeaway
If you are under contract on a Stone Oak house, the most useful thing you can do this week is book your inspection early in the option period and plan to walk the house with me. You will see the evidence with your own eyes and understand the report twice as well for having been there. When you are ready, booking takes one click, and it is the step that turns a pretty listing into a house you actually know.
